Common Underground Utility Problems and How to Fix Them
Underground utilities don't fail without warning. Know the signs and how to respond before a small problem becomes a major one.
Underground utility problems in South Florida usually show up as one of six failure modes: pipe corrosion, root intrusion, joint separation, bellied (sagged) pipes, lift station pump failures, and infiltration or inflow. Sandy soils, a high water table within a few feet of grade, aging cast iron and vitrified clay infrastructure from the 1950s through the 1980s, and aggressive tropical root systems all accelerate these failures. Catching the warning signs early is the difference between a $6,000 point repair and a $90,000 replacement.
What are the most common underground utility problems in South Florida?
Six failure modes account for the majority of service calls our team responds to across Palm Beach, Martin, St. Lucie, Broward, and Miami-Dade counties.
1. Pipe corrosion
Older cast iron drain lines in South Florida corrode from the inside out, often in 30 to 40 years. The result is rough internal surfaces that catch debris, then pinhole leaks that let groundwater in. Corroded cast iron in a slab or under a building is one of the top reasons for an emergency call.
2. Root intrusion
Live oak, ficus, and Australian pine roots find their way into sewer laterals through joints and small defects. Once inside, they catch paper and grease until the line is fully blocked. South Florida's year-round growing season means root regrowth is fast once a joint is opened.
3. Joint separation
Shifting sandy soils, nearby construction, or simply age can push pipe joints apart. Even a half-inch offset lets soil in and sewage out, which is one of the most common sources of sinkholes in older South Florida neighborhoods.
4. Bellied (sagged) pipes
A belly is a low spot in a sewer line where the bedding has settled or washed out. Waste and water slow at the belly, solids drop out, and the line backs up. Bellies usually show up on a camera inspection as a permanent standing-water level.
5. Lift station pump failures
Lift stations in South Florida run hot because of high inflow and infiltration during rainy season. Common failure points are seals, floats, check valves, and the pumps themselves. A station that alarms more than once a quarter usually needs service or replacement.
6. Infiltration and inflow (I and I)
Groundwater enters the sewer through every defect. During heavy rain, the extra volume overwhelms pump stations and treatment plants. I and I is the single biggest reason South Florida municipalities have expensive sewer rehabilitation programs.
How do you know if your underground utility has a problem?
These are the most common warning signs property owners and facility managers report to us:
- Slow drains or recurring backups on the lowest fixtures, even after rodding.
- Wet spots, sinkholes, or unexplained green patches in the lawn over a sewer or stormwater line.
- Sewer odor in a yard, parking lot, or building crawl space.
- Higher than normal water or sewer bills with no change in use, a classic sign of an underground leak.
- Lift station alarms, frequent pump cycling, or pumps running hot.
- Sand or grit at a cleanout or inside pump stations, a strong indicator of infiltration or a broken pipe.
Any one of these signs is reason to call a licensed underground utility contractor for a camera inspection before the failure gets worse.
What fix options are available?
Most underground utility problems have three fix paths, and the right one depends on the pipe condition, depth, and location.
Point repair
An open-cut dig at the defect, replacement of a short section of pipe, and backfill. Best for a single isolated failure such as a separated joint or a localized root mass. Typical cost in South Florida runs $3,500 to $15,000 depending on depth and surface restoration.
CIPP relining (trenchless)
Cured-in-place pipe lining installs a structural resin liner inside the existing pipe, usually through existing access points, with no trench. It seals joints, stops infiltration, and gives the line a new 50-year design life. CIPP pipe relining is a strong fit when the host pipe is generally sound but has multiple defects, root intrusion, or corrosion along a long run. Typical cost lands between $90 and $250 per linear foot installed.
Full replacement
Open-cut replacement of the full run is the right call when the pipe has collapsed, is severely undersized, or has long bellies that lining cannot correct. Full replacement is also the best fit for water main and force main work, since pressure pipe cannot be lined.
When should you act on an underground utility problem?
Act at the first warning sign, not after a backup or a sinkhole. A camera inspection and a written condition report from a licensed underground utility contractor costs a few hundred dollars and tells you exactly what you have. From there you can plan a point repair, schedule a trenchless lining project, or budget a full replacement on your own timeline instead of under emergency pressure.
